Land clearing in East Troy covers two places with one name: the village and the town around it. The town takes in Lake Beulah and Army Lake, with farm fields and woodlots between them. A brushy lot near those lakes falls under Walworth County's shoreland rules, which reach 1,000 feet back from the water. In the village, wet ground along Honey Creek shapes the work too.
East Troy is part of our service area, which centers on North Prairie about 10 miles north. Paulin Land Solutions clears brushy lots and woods here with forestry mulching, and the mulch stays on your land. The same compact track loader grades pads and driveways once the brush is down. Lake Beulah and Army Lake lie in the Town of East Troy, where Walworth County's shoreland zoning applies. The shoreland zone covers land within 1,000 feet of a lake and 300 feet of a navigable stream. Inside it, the county's permit guide says removing vegetation of any size needs an erosion control permit.
The county's shoreland guide calls the first 35 feet from the shore a no-touch buffer. A view and access corridor is the exception. Invasive plants there can come out after county review, and the guide calls for replanting the same spot.
Once the county has signed off, we mulch the brush with the track loader. Buckthorn removal knocks the thicket down and lets light back onto the ground. The county land use office in Elkhorn answers the permit question, and we point you there first.
Outside the village, the Town of East Troy covers about 28 square miles of land. A field left alone for a few seasons fills with goldenrod and saplings. Brush hogging cuts that growth back before it turns into a thicket.
Woods take a different tool. Buckthorn and honeysuckle crowd the understory of woods across Southeast Wisconsin. Our mulching head grinds that brush and the small trees into mulch in place. The mature trees you choose to keep stay where they are.
Outside the shoreland zone, the county's permit guide draws its line at 4,000 square feet. Removing vegetation or ground cover on more ground than that needs the county's erosion control permit. A big field or woodlot job can cross that line, so check with the county before work starts.
The village has close to 5,000 people, up about 6 percent from 2020 to 2025. About one village home in six was built before 1940, and about a third in 2000 or later. Census permit data shows new single-family homes authorized in the village each year from 2021 to 2025.
Inside the village, the building permit guide asks for a survey with the finished yard grade and a driveway plan. It also asks for an erosion control permit application. In the town, Walworth County enforces erosion control on new homes, and its guide lists new private driveways too. The town also has its own culvert and driveway sizing permit.
For site preparation, we mulch the brush off the building site and the drive. Then the track loader grades a rough pad. For a new gravel driveway, we grade the base and spread the gravel a supplier delivers.
East Troy sits on ground the glaciers shaped. The village describes Booth Lake as a glacier-formed lake with no inlet or outlet. Fox and Warsaw loams cover about 40 percent of the village, and both drain well over sand and gravel.
The low spots hold pockets of muck and other soils that drain poorly. Honey Creek runs through a FEMA flood zone in the village, with a mapped floodway. Near the creek or a wetland, floodplain and wetland rules come first. The village or the county answers that question.
The soil survey flags frost action as a road limit on about nine tenths of the village's land. A gravel drive here holds up better with a firm base and a crown that sheds water. Land grading after clearing smooths ruts and low spots so water runs off the pad.
